Our approach to real estate marketing is custom. While maximizing the use of our proven systems, we take an individual approach to marketing your property. It all starts with a free consultation where we get together and you guide us on a tour of your house. Then, we present the data we’ve gathered (our market analysis) about the local market and discuss a plan of action for getting your house up for sale.
If you decide on a more traditional approach, we set up an appointment with one of our professional stagers (at no cost to you) who will explain the way buyers think. The stager will also give ideas of how to best declutter, rearrange furniture, and spruce up your property so that it appeals to the widest array of buyers.
During the time between formalizing our relationship and getting you on the market, we share the upcoming opportunity to the top 10% of agents in the DC metro area. (Although infrequent, this technique has helped some sellers garner an offer without even putting a lock box on the door!)
Once your property is picture-perfect, we send in the professional photographer to capture high-resolution photos of the rooms in your house (and the exterior, of course!)
With photos in hand, we are ready to really spread the word about your property. It’s time to develop our brochures, virtual tour, and active MLS listing. The MLS listing gets syndicated to over 300 other websites for maximum exposure!
On the day of the launch, our sign installer puts the post in your front yard and we are ready to roll!
In addition to everything above, our group meets bi-weekly to discuss the listings we have available, so your property is shared internally with a team of agents active in the market. We also send emails to our potential buyers, discuss the listings on Eric’s radio show, and, for certain properties, we install directional signs to catch the attention of passing motorists.
Luxury homes may require additional marketing to attract interested buyers at a higher price point. In addition to the services noted above, for these types of properties we may send out just listed postcards, advertise the listing in local magazines and publications, promote your home on social media channels or showcase your home in a custom book for inclusion in a direct mail campaign. We work with you to determine the most optimal campaign to market your luxury home.
